A comfortable stay

The property is a big house, with spacious rooms conveniently located within a short walking distance from the city centre. The room was clean and even though we had to share a bathroom with 2 other rooms it wasn’t a problem. The staff are friendly and they even let us pick apples from their tree in the car park... no problems with parking availability

It’s not a fault with the property but it’s on the fairly busy junction with a lot of sirens from emergency vehicles so not ideal for light sleepers..

Pleasant stay with great staff, very safe

Staff very helpful, very clean and even though bathroom is shared it was really nice with nice bath as well. Breakfast (continental) was left outside door for everyone. Plenty of sanitizer everywhere and staff were masks, very confident those place is following covid guidelines fully!

Being an old property decor is dated, windows aren't very soundproof and it's a busy junction. It's a fair walk into town.

Friendly & comfortable value hotel

Good value hotel in convenient location with ample parking on site. Very friendly service. Room was clean and spacious, though basic, as expected for the price.

Lovely size room. Arrived around 11.15pm and unfortunately everything was locked up, doors were shut. owner had sent us a text flagging up that the room that we had booked was actually now going to be in the hotel next door. my phone had died I did not see the text, which had instructions but the lady was very helpful although I think we woke her up which I apologise for.

Advertised as bread and breakfast. The breakfast was brought to us on the first day in a plastic bag at 8 o’clock in the morning by young gentleman and it contained one croissant one small carton of apple juice and one banana each. I actually thought we were going to get a cooked breakfast, like a traditional English breakfast so I was a little surprised at receiving this. The next day breakfast wasn’t delivered before we left at 8.30am.So we had to leave without. Very nice large room and lovely big bathroom. Comfortable beds.

Breakfast was OK-ish but rather meagre - although fruit is something I haven't seen too often in UK, but here it was, i.e. appreciated. Staff was very friendly! Bed was good, but overall things were a little noisy (neighbouring rooms, street), yet earplugs helped solving that.

It's not that I disliked something, but more choices at breakfast would have been appreciated.

Very friendly and obliging staff, good level of cleanliness. Great location for the Royal Mile, Castle etc. Good choice of local restaurants nearby. On site parking and everything within walking distance. Good value for money considering the location.

Bedrooms were very noisy due to the locking mechanism on the bedroom doors. Booked a shared bathroom which can be inconvenient wouldn't do this again. Buffet style breakfast was ok but coffee was cold and had to be warmed in the microwave.

What a great value for the money, and Kevin was so pleasant. We had some good laughs. Bathroom was super clean, wifi was great except it doesn't work in the breakfast room...but that's ok! Parking was quite handy. Bus stop mere yards away. Will be back!! Oh and breakfast was just fine!

The breakfast is Continental, mostly cold foods, but was adequate. The location is very good and easy to get to the city via bus lines. Great view out the top floor rooms!

I would have preferred not to have to share a bath, but that apparently is the only option for single rooms. It worked out okay.

The staff was outstanding, very attentive and helpful, breakfast was good, very clean, located in a quiet neighborhood,, bus stop to the city center was just across the street

Beds could have been more comfortable and shower stalls were very small; price was steep for the space but it was peak season. The photograph of the facility implied a much fancier place.

Bed was comfy and room was generally clean.

For the price of £178, I expected a larger room with better facilities and a better option for breakfast than toast, cold Meats and cheese slices. The selection of fruit wasn't ripe and the yoghurt selection was very strange for my tastes.

Friendly very helpful staff. Very good location for bus route direct to The City Centre. If you like guest houses this adequate for a couple of nights.

Small dining room for breakfast creating congestion at the entrance. Facilities minimal creating queues for toast and drinks. Ok choice for a continental. breakfast.
